Constructing a Legal Secondary Suite

Hey Peachland have you heard the great news!

KRB Construction is proud to offer construction of newly legal secondary suites in Peachland.

We can either build you a new one, renovate your old one or even help you make your existing secondary suite legal and up to code.

I know I am excited by this news, I will be upgrading my basement with a kitchen and an exterior set of stairs for access along with a sidewalk and wind protection.

This year at our house we are renovating our large upper deck, reinforcing our lower hot tub deck or moving the hot tub up on top where the view is so much better. We will be installing new vinyl decking over 5/8 tg plywood lowering our flat deck at the front by 2″ for drainage.

Also looking forward to the gutters we will be installing to prevent getting dripped on when walking by the deck, as well as a half height post, topless glass hand rails in front to increase the quality of our view and 8′ glass patterned privacy screen on one side to give us privacy from the next house over.

We will do a picket and topped aluminum hand rail where there is no view as well as the stairs. We are going to install a nice self closing dog gate that matches picket hand rail at the bottom of the secondary suites stairs so our fur kids can’t escape!

Also we will be renovating our master bedroom ensuite to increase the walk in shower size vastly. We will be putting a rainshower and handheld shower heads both ends on a stainless sliding pole, I’m very tall so I need options, adding a custom hand made dry pack mortar shower base with beautiful tiled walls, floors and a frameless glass door and paint to bring it all together.

All that is required to make a much larger shower fit is to make the vanity smaller.

Installing Tile That Makes You Smile

When I first met the man that is the magic behind KRB Construction and Renovation, I had an ugly 1970s era bathtub and flooring. No amount of cleaning made this tub sparkle!

When we undertook the renovation I was a bit overwhelmed by the number of options out there.

I asked myself: what size and colour of tile was best suited for the space, could I do a custom design in the tub surround?, what about heated floors or a back splash for the sink area?

In the end I made thoughtful and informed selections and it was truly thrilling to see my vision come to life!

I also learned how to tile and how important it is to work from an even surface.

The signature piece for the tub surround was jointly designed by Andrew and I and my sink backsplash turned out looking great!

I encourage you to consider the luxury of the heated tile floor as an add on for your renovation.

Andrew can tell you more but there is both an electrical and a hot water option. Hot water is a great choice upstairs if you want to have a very quiet lower level. The heated flooring is encased in concrete making for a maximum sound barrier.

If you start planning your renovations and words like “aqua board” and “schluter with redgard liquid membrane” got your head spinning, fear not a professional contractor like Andrew at KRB can help you navigate the lingo and choose the best materials for your install. He guarantees tile that will make you smile!

And don’t forget the most important (and rewarding part) …. take lots of before and after photos. Sometimes you can forget how unappealing that space once looked!

Renovations that Add Value: Getting the Most from your Investment

A progress photo of a deck rebuild for a client living on beautiful Okanagan Lake

Many of our clients aren’t sure where to begin. They know that, like many Canadians, their home is their most valuable asset and they should maintain it. But how much money should they invest annually in maintenance and improvements? And what is the most efficient way to spend the money they’ve budgeted to keep their home safe and looking great?

First and foremost we recommendestablishing a budget and a plan that meets your individual circumstances. One way to approach planning is to consider the 1% rule: plan to spend about 1% of the market value of your home each year on maintenance. So if your home is valued at $300,000 plan to invest $3,000 annually. You are likely, however, to spend less than this some years and more on other years as particular situations arise and your home ages.

Plan for the major and necessary repairs first. This means ensuring your hot water tank or your roof hasn’t exceeded its recommended lifespan, for example.

But what if all your necessary repairs are done, what should you prioritize to keep your home looking it’s best for your personal enjoyment? Or if you are planning to sell, what should you do to make it more appealing for potential home buyers?
